    But MYardney said less than 5% of properties are investment grade and they must be within 115 metres of the CBD :eek:

    I wouldn't have had a clue where to buy in this market without Matt @BuyersAgent. I reckon it's an amazing region, love it.

    115 metres of the CBD? Sounds like MYardney is smoking crack cocaine. That makes all other investment properties duds. Is Myardney some sort of property Oracle?

    The beautiful Hills District, Sydney Australia
    Sold some great NRAS approved apartments in Fairy Meadow a couple of years back, which are @ 300 metres walk to the station and @ 1KM to the beach... Wollongong University is close, and there is a really good village culture evolving in area, with several new shops, supermarkets and cafes now open. Easy enough commute to Sydney, and all those national parks and beaches within a very short distance...

    He has done well over a long time but the model they have is to set up a cbd office, market to high income clients and push capital gains inner city investing to the exclusion of any other options. His BA's wouldn't even come to Wollongong.
