To those of you who have bought new apartment or unit recently, especially those in the capital cities. Or know someone who has. Can you share with us what are the issues faced after it's handed over and moved in?

Heard that one of the highrises, has stone benchtop not being sealed properly, and wine sipped thru the benchtop. I guess the builder would need to fix it somehow.

Also read in another thread here that the ceiling is lower than contracted.

Just trying to gauge what might happen with new developments in today's technology. Years ago there were different stories like the whole wall fell off!

    Small things mainly:
    • Carpet nail (not sure what this is called) sticking out and nicked my feet - the dev need to comeback, rip things apart and put shorter nail in for the entire place.
    • Poor paint job
    • Unremovable mark within the glass door
    • Faulty fire alarm (did not stop ringing)
    • Faulty sink (it is actually casted poorly and doesn't drain water. They need to replace the entire unit)
The big things are within the common area
    • Non-sealed flooring
    • Leaking pool into parking space
    • Poor quality cctv camera where you could not even take people face or car plate number
    • etc

If it's in Sydney and 2 years ago, everything is forgiven :p

    Building technology can be questionable.
Like the apartment block in Melb a few years ago that was "flamable", yes it caught fire!

The types and styles of buildings and products are so varied now, it is hard to tell not only what you are getting quality wise, but IF it will last/wear well.

Agree it is a risk now to buy OTP, particularly in Sydney, but some DD goes a long way ;)
I recently bought OTP, looked at the area and services, then at the builders recent projects, and finally had specifics amended/added to the contract, very :D

With zoning changes in "The Shire" there is A LOT of multi storey apartment developments going up, and the quality of many are dubious (built to a price & profit, with little regard for anything apart from meeting code/getting past warranty period), am avoiding residential in Miranda due to over development and Sutherland due to older developments and social reasons
