    @wylie my last deal was a property that had crashed twice already. I asked why it was back on the market and the REA was up front about what he knew. I didn't offer unconditional cash but after DD I ended up waiving all conditions and going unconditional. Like you, I wouldn't recommend it unless you really know what you are doing.

    1. Is the block flat
    2. Is it within 800m of a train station
    3. Is it across / backing a school / church / industrial / warehouses etc

    FYI all of these are available free on the internet for Melbourne and Brisbane (never looked in other cities) unless the developments are very recent.

    Ask if they have internet access as I have no ADSL connection in my complex and everyone uses mobile internet.

    An important issue would be the neighbours Especially if there are any bogans. I only buy if there are bogans in the 'hood. That way I know how far down to negotiate the price lol .

    "Oooh... That's a four generation bogan clan next door. I can tell by the 3 piece lounge on the front lawn. Lets knock $50 K of the price for starters"

    My mobile phone plan with the additional data is about $140 per month to take into account the internet data. Really annoying and hoping that the NBN can fix this problem but if not, that's an ongoing issue until the mobile internet plans comes down in price.

    I know some other new suburbs also suffers from this issue which is a real let down.

    Nothing. I don't really trust any salesperson.

    I must check shower pressure though, that could ruin every day in the place.
