hi, new investor looking to hopefully jump into my IP journey very soon.

Thought this could be a good idea, not sure if has been done before or not....

What is one thing you wish you knew or did at the start of your investment journeys?

I would love to hear your stories/tips/advice, cheers!

Been done many, many times before.
A few days of reading the forum will reveal so much.

In hindsight, I would have purchased more property close to train stations with rezoning likelihood and development potential.

I wish I didn't spend more than 120k on cars and car parts. I probably would have had another house or two.

That I wasn't good at investing, and should stick every dollar in a bunch of LICs.

Wish I had't gambled on spec stocks on the asx
Could've bought 1.5-2mil more sydney property which wouldve seen at least 50% gain by now.

Told more people to F off and sooner.

80/20 rule, spent more time with the 20% of people who have contributed positively to my life and jouney.

Wasted zero time on justifying or explaining anything to the others because I don’t owe anyone an explanation on what I’m doing and why. But I would do exactly what I have done and still do without the effect of negative people causing me to question if it’s ok because it is

No real change to start off.....but at some point say 10 years ago I would have sold what I had and bought one expensive property in the city somewhere, make it a PPOR, rent a few rooms on the sly and then when the boom hits I'd sell and make a killing!

If I had've saved the money that I'd spent on '3 for one cent' lollies when I was a kid...

    I'd have two dollars now.

If you know what you want to do, then there's nobody stopping you, but you?

If you know this, go for it. Life is too short to be doing something you don't love.

I'm too much of a practical/cautious person (accountant) to go for broke
I've just started on the side, baby steps. But its a constant regret of wasted youthful energy and time. Working to reach a financial state where I can do what I want and not slave for regular safe paycheck
