If tenant is paying water, make sure that tenant is paying water

    Good advice Xenia.
    What sort of paper trail do you recommend as being acceptable should it come to tribunal?

    In this case even an email to the tenant saying "I have just sent you the water invoice"
    Or an SMS, email letter chasing up unpaid invoices would have been sufficient.

    The tribunal was looking for any type of evidence that the tenant was indeed invoiced for water usage.

    Ah Ok.
    So if you have someone managing it for you, then a copy of the correspondence they've sent.

    If it's managed by an agent then they will have records of it being paid on the ledger or chasing the debt if not paid so all good there.

    We had a record of having billed the tenant in the last quarter when we took over management and having chased the debt when it wasn't paid but it did not help as owners did not provide a precedence for charging water accounts from the beginning.
