    Could the single guy actually have a family that he hasn't made you aware of on the application if he is the main breadwinner.
    Family would be my bet, they are more looking to settle into a home than have a nice house, the single guy could easily up stumps if he needs to relocate with work.

    +1 for the family as they are likely to stay for years as others said, it’s not usually good to uproot kids all the time into new schools.

    The single guy could move much easier for any reason.
