Identical Application (prospective tenants)

    Greetings all,

    Need an opinion.

    I have two prospective tenants who have an identical application. Landlord is completely undecided. What do you suggest is a good way to make a decision?

    Surely they aren't indentical??

    I'd pick the one who'd been in their job longest or kept the longest previous lease.

    Ok so it's a property $950 a week.

    Both applicants are very strong.

    1. Both earn as much as 5 digit figures and upwards a month so definitely can afford the rent
    2. Both want the same term, however the landlord were like a longer term (naturally)
    3. One is a family the other is a single guy both working for massive corporations.
    4. Both have great rental history.

    I mean don't really know what else to say.

    Probably rather family over single person, all else being equal. They have more ties and therefore likely to stay longer.

    Its rare things are as equal though, what were they like at the open? (I've had good applications for people who were awful at the open), what do the references say they're likr?

    Thank you for your feedback. Both are really lovely. References stack up and speak highly of both groups...... so really in a pickle.

    Agree with above - family will prob stick around for longer......but kids will also wear a house out quicker than a single guy (or my kids are just ratbags...).

    I'd personally go with whichever option is less wear & tear on the property and likely to cause the least amount of "maintenance" issues.

    With the family do both of them work? $950/week = $4.1k/month. Even with salaries approaching 5 figures (10 grand), that's an after tax income of $7k and $4.1k/month is a big chunk out of it. A single guy may not have much savings each month? Families also have more expenses but they are likely to be financially disciplined with kids and all.

    Lots of assumptions and generalizations ofcourse.

    Agree with the above...I don't think they are identical... one is a family of three? Another is a single guy. That's a huge difference. How could a property apeal to both type so diverse?

    I'll pick one that suits the property and the demographic of the area.

    Probe the 2 parties more, for many reasons already outlined.

    To clarify: Identical in the sense that both want the same terms and conditions. Both are well to do. Both are exceptionally lovely people. Its really hard to pick and now everyone's responses have confused me even more: the points are so valid.
