Ideas Required for IP, Newcastle

    Hi there,

    We just bought an approximately 80-90 years old 2+1 house as an investment in Newcastle. The property will settle in 1st week of October. The P & B report states that the property is in average condition given its age. The only thing I need to consider down the track is to add further piers underneath as the current piers are not enough by today's standard. The flooring is in good condition.

    It has a gun barrel hallway with 2 bedrooms next to each other. I am thinking of replacing the hallway light with an industrial look pendant light (see http://www.bunnings.com.au/brilliant-38-5cm-60w-black-matrix-pendant-light_p7071354) Do you think one light is enough for the hallway?

    We want to paint all the rooms, walls and ceilings. The ceilings and walls are of timber lining. Do you have any recommendation for painters?

    We want to update the kitchen, maintaining the same position for stove and oven but with a rangehood that extracts air out of the house and sink without the need to move plumbing. We want to install more cabinets above the benchtop and use subway tiles as splashback. Do you have any recommendation for kitchen maker in Newcastle, that is reasonably priced?

    Any idea to make it look good without costing an arm or leg?

    I could get my potential PM to organise the quotes and tradies for me but I would like to hear from you guys, especially those in Newcastle.

    The kitchen looks alright as it is, perhaps a new bench top if your fussy.otherwise get some flat pack cupboards to hang on the wall, incorporate the range hood. And then a big pantry opposite in the corner near the doors. Plenty of storage. Being a 2bed place you won't have many people likely to live in there, so won't need tonnes of food and plates.

    I wouldn't bother with a hallway light that expensive for an IP. Go for something that uses the existing wiring but a track one orsomething with 2 directional type lights to brighten. Adding extra costs money

    Nice house, I'd love something that old, as a PPOR though.
    Paint makes such a huge difference to the look of a house, so yes get that done. We were originally quoted $9000 for our 2 bed , ended up paying $2000 plus paint. I hate painting and it was better for us time/cost wise to get someone else in.
    Hallway light, if you are not living there who cares what it looks light? Functional and low maintenance, the new LED lights give off a huge amount of light, maintenance free and not priced high at all.

    If you can afford to replace the kitchen then I would, more cabinets on both walls and yes some overheads, love the floors hope they don't need to be touch.

    Thanks guys. The floor is rustic and nothing needs done. The carpets in the 2 bedrooms are a bit tired but I will see. The largest expense would be the kitchen and painting.

    It IS fun - I'm doing one at the moment and loving it :) Mines not as pretty as yours though. I'd love to do yours as a PPOR.

    They're all selling pretty quickly and agents reckon they don't have enough listings. Prices will jump at some stage soon.

    For colours, I am thinking of using the same colours I have in my PPOR:

    Ceiling - Antique White, Flat
    Walls - Hog Bristle Quarter, Flat
    Trim - Stowe White (Semi-gloss)

    It gives a warm feeling...
