I was quoted roughly $3,200-$3,300 (incl. GST) - is this fair or am I being ripped off?

    Yep that price sounds about right. And I think you're doing the right thing; paint the cupboards and replace the bench tops with laminate. Yes stone a bit OTT for Deception Bay!!

    I wouldn't do a re-coat of the existing top; those products are just not enough for the wear and tear on a rental.

    Glad you've painted the interior. I'm sure it looks a million bucks better already!

    Thanks for the feedback @Jane Eyles-Bennett.
    I've managed to come to a cost effective alternative. Laminate the bench tops will be $1100, and we'll be painting the cupboards including the interior of the cupboard doors in two coats (undercoat and gloss), for $770.

    It sure looks different but a million bucks is a stretch lol

    I'd definitely sugar soap and lightly sand the outside of the doors and absolutely recommend using a tannin blocker as your first coat, or you are likely to have it bleed through.

    Hi @wylie,
    I just spoke to my builder/painter, and he has planned to sand the outside first. He said he will be using a Taubmans Edge Primer on it and then the Taubmans Enamel which will come up as a higher gloss - this what the guys at Taubmans said apparently and better value for what it is than the White Knight. He said it definitely won't bleed, and has successfully used it before.

    Have you heard of this?

    You can, bunnings carry this....but read up on it, it wears off pretty easy IIRC

    Your saying this is timber flooring put on top of the old laminated bench top? Does it then get a sealer coat or how will it go with water getting into the joins when the bench top gets wet or when its being wiped over each day with a damp dish cloth? (Assuming your tenants wipe down the bench top regularly :eek:)

    Probably copes the same as being mopped? I was concerned at the time but we had no money nor desire to spend on benchtop that was narrow and going onto an old carcass so this was a short term fix. Seven years later it looks as good as the day it went in. Like anything, tenants will look after it... or not.

    Maybe she mops it when she does the floors? :p:D

    @wylie is it really necessary to take out the doors? Or is it ok to sand/undercoat and topcoat without taking the doors out?

    Cabinet doors should generally come off with an easy flick of the wrist.

    Looking to do the same in a place of mine on Brisbane north-side. As such, could I ask who you got that quote from to laminate the bench tops? And do you mean remove and replace the current laminate?
