    I've played with it before and see that if I go a little too high then the enquiries will really drop off. It is a decent premium to a normal rental already though.

    Add in extra $$ for 3rd and 4th guests and charging of cleaning fees, it's a solid return. To get maximum bookings, I have to check my settings - unfortunately the airbnb android app has some annoying bugs (and sometimes they change the interface around quite a bit in an update) so I have to be vigilant and double check and monitor my settings or else it could become unbookable at times.

    Make sure it's clean and checking in with guests on the second day is a good move? Understanding when people will fly in and timetables?

    You should start a air bnb PM business imo. Build it up, be bought out in a few years. Live the dream.

    Yeah... absolutely could.... on behalf of other owners I'd manage cleaners, ensure supplies are all there, talk with guests, fix any issues... could do really well with enough of them. Then employ others to manage a territory? And on sell the business as you said. Suppose it's worth some money but can a sufficently large airbnb business be worth low 6 figures? That I don't know. But I think it's worth me finding out. Airbnbs can bring in the $$. And Sydney is really good for Airbnbing.

    But also the "HMO" Strategy that's been employed (see NHG's thread) could work too. Renting out rooms in properties. You have to do it right. But there are profits in it.
