I have a house but Need a good developer

    I bought this house in Moorabbin thinking to keep the front out and develop the back however speaking to a town planner and Kensington city council decided it not possible to build a quality town house in the back so decided to build one in the front and one in the back. The reason is I don't think I can build side by side as there is a bus stop right outside and it is in right next to a major intersection that you can't even park outside the street. Spoke to VicRoad and they said you might not able to put a second drive way because of that.
    So the land is 687m2 and with a front 18.34m
    Does anyone know any good developers/architect in the south east area? Please help me as this is my first development.

    3 separate houses on 687m2? They must be tiny.

    Not really as we had a look at it the week before the auction, spoke to the realestate agent and saw the prices going in that area. I know my mistake but talk to few more people in the past few months and they say its not a bad buy with the price I bought it for as prices are around $850k-900k in that side of moorabbin at the time I bought it.

    Oh Mikey not going to have 3, meant to say demolish the existing house and build one front and one back. No way the council will approve 3 in a 687sqm. I thought you need atleast 900sqm in the kingston city area.

    Hi Sparky, i am a land surveyor and we are based in kingston council, pm me and i can give you a list of our architects/designers who are clients that specialise in the area. Give them a buzz and go with someone you connect with.

    Or alternatively, you can look at other melb based development questions on this forum and look for architects/designers who answer them.

    I has anyone have experience dealing with Home or Icon Building Group ?

    I thought that Icon were Sydney based - you'd be better off with a local builder rather than using inexperience in the Melbourne market.

    Hi Scott No Mates, No they are Melbourne company I think ICON Building Solutions - sorry I had the wrong link.
    The other people I have seen in the suburb are Carter Grange Homes, Carlisle Homes but these are big companies. Any small ones any one dealt with they highly recommend?
    I am looking for a builder that will do all the plans, council approvals etc. I know the above companies do it, but I want someone I can have a good relationship for future projects

    I'm my experience in the Bayside/Kingston area etc. as soon as you approach a builder wanting a complete project build...their pricing skyrockets.
    Having the builder do the plans and permits for you can tie you into that builder. He'll own the plans and can basically charge you whatever he wants. I've seen many inexperienced developers get stung this way.

    Best way by far is to get the plans and permits sorted, then approach builders to quote on the job.. Then you'll see more competitive pricing.

    I've got a contact in the area that primarily works for specific builders, does plans and permits.. PM me when you're ready and I'll put you in touch

    I would talk with a town planner like @lixas4 first to see what can be done with your block then consult with a designer.

    Unfortunately im not a planner, but i can help you out with the survey/subdivision. We do have a planner at work but he stays away from resi and specialises in poultry farm developments, he is known as the chicken man.

    My offer is still there for our arch/designer client list, or alternatively another forum member such as @Tufan Chakir may be who you are looking for, he is both a planner and architect.
