    If you are that concerned about a tenant, take out landlord insurance and undertake the number of regular inspections prescribed by the act. If the tenant breaches the tenancy agreement, issue a breach notice prescribed under the act.

    Another idea is to find a tenant that you are not so concerned about that you feel you need to break the law to protect your property.

    Thanks D.T. but I was just agreeing with what undoubtedly is the best post in the thread from Perthguy.

    The fact all this discussion of how to fix a potential (and seemingly inevitable) problem is pointless when refusing this application will avoid it completely.

    Is this applicant potentially dodgy? If hit walks like a duck, and quacks like a duck... It's probably going to end up being a duck.

    The lure of some extra rent will be forgotten in the pain of trying to fix it when it turns south. Just cut if off at the knees right now.

    Thanks all for the input. I'm learning quite a bit as I go. Originally, I had a PM but they were very incompetent and I was putting in as much effort managing a PM as one would managing troublesome tenants!

    It was at that point I decided to go it alone and had a string of great tenants with some bad ones thrown in the mix. Believe it or not, my previous tenant installed brand new carpet in the living area and the 3 bedrooms. I couldn't believe it. Needless to say I was stoked. I actually have not done anything to the house and threw it back into the market as is because he left it in such good nick. Lucky his dad was a carpet installer I guess. Good quality stuff too.

    I'm quite satisfied at the moment that my suspicions on the guy I sigbed up may have been unfounded. When I explain things to him he is just like... oh.. okay... if its law then we do. I honestly think he was just trying to show me that he trusts me. Probably been knocked back on a few houses because they are very hard to communicate with due to launguage barrier. I'll definately be conducting max inspections (until I'm ultimately satisfied).

    But again than you all for the descussion. I'm leaning so much from these forums. Thank you very mux (thats how my tenant spells it!)

    Picture of carpet... he done like this 3 layer thing into the middle. Bedrooms have a dark beautifully thick pile carpet. Love it.

    Yeah. I'm thinking they'll be pretty trouble-free actually. Can't be any worse than the "Just give a fellow Aussie a go" drug addict I rented to and the "struggling single mother and her parents" that all turned out to have an Alcoholic addiction. Those two tennancy's alone have cost me about $20k in lost rent and cleanup's. Lucky for me that was a profiet loss and didn't come directly out of my pocket.

    Yep, I'm over Aussie bogans haha.

    Cultural differences.... Just like drivers in China get offended if you put your seat belt on... they think you don't trust their driving.

    And drivers in Malaysia freely answer phone calls while driving, no hands free.
