    What's worse: Davoren Park or Trashmont in Wagga?

    Trashmont - Davoren Park whilst low socio-economic isnt full of the sheer number of burnt out houses and level of crime.

    Have spoken to agents and going over sold property prices it seems prices have gone up a little. Bout 10-20k, it's not much but % wise it's 5-10% increase on base.

    Only followed sold prices in streets near/around the station. The newer homes are achieving a little more, and those half homes have also gone up a little, like the ones perth guy has listed.

    I wouldn't buy there unless you really want cashflow. Growth is slow.

    Checking in with everyone almost 2 years later.

    Has Davoren Park changed? Is the Playford North Urban Renewal Project having a positive impact? A quick copy and paste of what I've been reading:


    "Davoren Park sits in the Northern extent of the Adelaide metropolitan area and forms a part of the City Of Playford, 30km from the CBD.
    Having traditionally held a bad reputation it sits in the “Peachy Belt” roughly comprising Davoren Park, Smithfield and Smithfield Plains. This area has been identified as disadvantaged and The Playford North Urban Renewal Project has been launched in 2007 to expand and upgrade the area.
    The 15 year project will see significant numbers of public housing replaced or upgraded and more than 5,000 new houses constructed. In that time the area’s population is expected to increase from 13,000 to more than 30,000. The aim is to create a new, integrated community with services to meet the needs of all residents.
    During this time it is anticipated that 500 homes will be refurbished through this program, upgrading the look and feel of the suburb."


    I finally made the visit - Some smashed windows and messy houses, however they seem mixed up amoungst a bunch of renovated and landscaped semi's (Part of the renewal project). Is this having a positive impact on the area?

    Does anyone have the low down on best and worst streets and areas to avoid. I'm thinking of getting my hands on a semi with some land and parking it there, positively cash-flowed and knocking it down in 10 years to develop.

    Obviously there's no issue with under-supply and land content doesn't currently hold much value, but with cash and improvements being thrown at the area, could it be a good longer term investment?

    Also - I'd love to hear success stories from anyone who's invested here - and any concerns I may not have thought of as an out of towner.

    Unless you own both sides of a semi pair hard to knock just half down. Have seen it done though..

    Smithfield Plains is a better prospect imo

    Are the rules any different there? Or just a better class of tenant?
    My thoughts were to try and find one where I'd buy both halves - Although it seems like you need to pay a premium to do that?!

    Buy a house , get better class of tenant than semis. Return is about the same if you have a line item for 'actually received'

    Are there any specific stats around this? I'm keen to talk numbers and know what percentage of semi's deal with this?
