Yeah I was thinking that I'd paint the path a dark grey. But I had no idea how I would edit that in. I just used paint so it's a bit dodge lol

OK I don't see why you would want to renovate. I don't think you'd get your money back from the reno if you sold. Just do only what is necessary to keep it rented. And be careful about what you spend. If you need a new blind, it'll be the $15 kind from Spotlight, not the $150 kind from property curtain installers.

Definitely agree, don't spend much. I wouldn't be spending cash on the fence TBH. I would think that the timber alone would be too much, let alone the labour for install on a property of that value. Particularly when getting rid of the fence and putting in some garden beds around the border would be fine. Why does the place need a fence?

In fact, the new estate my PPOR is in requires new gardens to be installed and has restrictive covenants which discourage front yard fences.

Front fences are popular in the suburb. We'll see how much a quote comes back as...

You read my mind!!! I was thinking the exact same thing with the picket fence, box hedge and a darker roof! Oh and whatever the decorative stuff on the deck is called ;)

If you had the time you could put up the Bunnings ones made of aluminium diy. Look great - no termites.

No, it actually looks like a picket fence. Let me try to find it through your link, hang on...
OK not Bunnings. ARC Fences & Dunn and Farrugia Fences seem to have them (quick google). Would look great with the roses.
