How would you improve this façade?

    Window furnishings: White Venetians or even better, but probably over cap, plantation shutters. I think it would look good from the street with a few plants and a picket fence. And yeh, what's with the security mesh?

    I'd take down that front 'sleepout/storeroom' though you might need to appease your tenant by putting a shed in. As it's a non habitable room it shouldn't devalue it and I suspect will make the front a lot more attractive.

    Red and green should never been seen - that includes burgandry and green. Highlighting the hessian window is just highlighting something awful.

    So I'd remove the sleepout and maybe just paint the front weatherboards, poles, gutters, porch and path. A creamy white would look good for the walls and charcoal for the porch and path.

    Paint the fence the same charcoal as it probably doesn't need to be replaced.

    I agree about that front room, it is odd. Deleting it would restore the house to a more traditional looking facade. But seriously look at where this property is located and the price differential between unrenovated and renovated. It might not be worth doing anything.

    Aesthetics I'd look at is possibly change that front left window into full-length French doors. Change the security door to a pretty one. Put a light at front door. Paint the garden path. Replace fence. Fix garden. And of course some painting of the dwelling itself. Perhaps some fretwork.

    I agree with Biz. One of my friends went all out on one of his IP. 6 months later, everything is damaged and needs to be fixed once they are out.

    Are other properties in the area receiving a pretty good val after the renovation?

    The other way to look at it is that the strange front room has set a precedent for a new acceptable frontage setback. Thus another option could be to enlarge the rest of the front rooms and hallway to meet it.

    Knocking it down isn't going to improve the neighbours fence. Plant big trees.

    I was thinking of enclosing the front with a taller picket fence (1.8m maybe) to give front yard privacy.

    I don't think you have to worry so much about privacy. Those security screens and the what-the-heck-were-you-thinking cover on the big window means no issues with privacy.

    Some planting on the house side of the fence will help draw the eye away from the fence opposite. I think that may be what you mean.

    I wouldn't do a 1.8m high fence, it just doesn't make sense and could make the property look more like a drug dealers house. I assume that's not the look you're going for :)

    Given that the improvements are for valuation purposes think value for money. Improving the aesthetics with a lick of paint, a good tidy up, more green and work on the fence will give you good value.

    Nah, man. How much was this place? I hope you're not over capitalising.

    How about this. Get rid of the fence, new basic cheap letter box, put it in with some quick set. Build some easy and cheap garden beds where the fence used to be and plant some low maintenance shrubs.

    Picket fence would look nice, but is it over capitalising?

    Depends how much a picket fence costs. Getting quotes next week. Definitely won't overcapitalise!

    House was $69k 5 years ago. In its current state it's $90k.
