How would you compare Petrie 3'1 vs Goodna 4'2?

  1. Petrie Property (close the new uni) : 35 Year old, Weather board and Wooden. Condition is ok. Price

    54.5%
  2. Goodna Property (non flooded area) : 6 years old, Brick and tile. Condition is good. Price $330K (Ap

    45.5%

    Lots of people asking me about Goodna vs Moreton Bay univ precinct ....so rather than put a new thread used this on....

    Have ya changed your mind Goodna? ....Good or Nah?

    Logan has the advantage of being closer to the Gold Coast, your half way between 2 cities, only about 20-30 mins to either for work or play :)

    Some lenders and related businesses have a plug in on their websites that allow you to get the 15 year info for suburbs emailed to you.

    Do a search for suburb flyover or free suburb report or some such

    Petrie is primed for gentrification because of the Uni. A few points:
    • Uni is planned to commence taking students by 2020. That means construction needs to start by 2018.
    • The paper mill has already been knocked down so the site is bare and ready for construction. Look at google satellite imagery!
    • Community consultation has occurred. I believe many want the Uni Precinct to have a town centre feel.
    • Priority development area has been established by the State Government ( announced in Sept ). Much of the area in the proximity of the railway line is now zoned for buildings up to 27m high ( Urban Neigubourhood ).
    These are all factors for significant gentrification of Petrie in the next 10 years.

    Pockets of Lawnton and Strathpine / Bray Park are also a good pick. Lawnton seemed nicer driving through it but a much smaller suburb. Mangroves can smell ( Lawnton ). Do your due diligence on flooding and zoning. Get town planning advice if necessary.

    Sections of Petrie and Lawnton are good walking distance to the Uni. Kallangur is too but walk route is much longer, albeit the Uni site is one stop on the train.

    @sash Bai mao reporting in.
    I have not read this thread (or at least not for some time).
    I would go Petrie over Goodna for the following reasons it is a junction and junctions tend to do well in terms of clustering of development also it is on the way to the Sunshine Coast an ever increasing place of popularity due to its beauty. Redcliffe is nice too. So you have bay access near. That corridor to suncoast will infill as it's on its way to somewhere.
    I think geographically west just goes out to nowhere. It's away from water.
    Petrie will have better tenants.

    I think Goodna is fine though too. I think oversupply at Springfield lakes could affect? Check that. Northlakes is already more consolidated.
    In either scenario go walking distance to train and you can't go wrong.

    I think Goodna is in a situation where Zillmere used to be in 6 year ago. As all the surrounded areas developed, Zillmere prices have been increased.

    Yeah tell me about it it has seriously moved thus the lower yield. I feel that Goodna will be a lagard in growth

    Yes, I saw that.

    I have not watched the pricing in and around the area with the line and UNI vs just good spots along existing line/s

    I always thought they would do about the same, I do not have reliable data to look at at the moment, and do not like the RE graphs & not sure what/how much new is ion the mix.
