How would you compare Petrie 3'1 vs Goodna 4'2?

  1. Petrie Property (close the new uni) : 35 Year old, Weather board and Wooden. Condition is ok. Price

    54.5%
  2. Goodna Property (non flooded area) : 6 years old, Brick and tile. Condition is good. Price $330K (Ap

    Thanks @Azazel . But what about median info. I tried opening the website yesterday but was ablento see bothing and it asked for a login with payment of 175 dollar per month.

    There was no free information to access at all.

    Do you have a subscription to API mag?

    Here is a photo from Petrie taken last weekend at the Pacific Island festival at the Petrie Showgrounds. Good value for 2 bucks.
    What does this mean for cgs and rents and infrastructure idk sorry. Thousands travelled from far and wide. Perhaps some will invest in property?

    Thanks for letting me know. I dont think i am buying at least for an year now. I find magazines a waste of time. Except stats and all.

    Prefer reading books. :) Feel free to suggest any.

    Any of the regulars, Margaret Lomas, Steve McKnight etc...
    But I would read as many different Australian authors as possible.
    The library is a good option, some of the books you probably wouldn't read again.

    Goodna is an absolute ****** hole....Petrie...is no brainer...google Uni.

    i don't understand the whole "uni will bring growth" i think theres only like a 1000 students going to be there p.a. i don't see how a 1000 p.a will be enough for growth.

    It is not only the University but also the infrastructure going in...nearby...even Industrial Parks down the road.

    I know Goodna well here is why I don't like it:

    1. Very poor construction of houses
    2. Very poor tenant quality - would be comparable to Kingston and Woodridge in demogrhapics
    3. Some areas Flood...and the perception from Brisbanites is that it floods despite some areas not affected...
    4. Termite
    5. Very reactive soils and associated cracking of house

    Have a drive around and form your own conclusions....I have..

    As for Petrie..drive around there and compare..

    Form your own conclusion..drive around.

    Ask @wombat777 about Petrie he is walking encyclopaedia on Petrie...

    for me pros of petrie

    infrastructure from northlakes heaps going on
    uni
    morton bay rates are lower then ipswich (goodna area)
    has main train station and new rail line to rothwell just been completed

    cons


    28km from cbd
    350k for standard 3bed1bath

    goodna

    pros

    standard 3bed1bath house is 250k rents 280 atm
    20km from cbd
    has not even passed it's price point from the last cycle
    many houses in the gailes / goodna area are stucco homes (concrete walls) so very well built and less maintenance
    theres massive development going on at the springfield area which i feel will benefit goodna being around that area

    Cons

    some areas are flood damaged
    has very bad rap of being one of the worst suburbs
    some areas have mining overlays
    some areas may have reactive soils
    rates higher then that or petrie suburb

    On a more serious note good point...but Goodna is pure CF play..this time around there is more choice in Brissie..given this ..people will gravitate to the better areas. Petrie have moved from high 2s 2 years ago to low 3s to mid 3s now.

    Good..na....is still in the mid 2s...no movement...
