    Small reno already happening at my PPOR so planning on topping up my loan by a very small margin to pay for the Reno and then transform the PPOR to either a rental or if the market is doing well, sell it off,realise profit and move to existing IP overstate which leaves me with a very small mortgage to worry about hence can plan some more investments in the next few years hopefully in commercial!

    lets go in as a wild card team. They do stipulate in the application you need to be family or long term friends... but everyone lies on resume's so surely this is no different!

    Can I ask what rising Adelaide markets you are looking at, or the general area (south, north east within 10 km, etc.)?

    Plan is as follows;
    - Melbourne North West> West
    - House
    - Non development sites (size, slope, zoning, shape)
    - Something ideally with 2 bedrooms and say an oversized laundry to convert to 3 bedroom
    - Something that looks like only a mother could love it. Ideally with a horrendous garden.

    Will be focusing on some key drivers for the specific location.

    My brother in-law is a beast. Samoan who runs 20 hours on 2 coffee's. Handyman by trade with heaps of building experience. Will likely pay him a weekly wage and percentage of the profits (if I make any! Haha).

    Now development completed and into PPOR - need to finish last final touches and stop spending money on it.
    Then focus on repaying debt, will likely be sitting on the sidelines whilst reducing debt whilst waiting for partner to be qualified and full-time.

    The game is changing so fast! I think I'll go with the safety approach for now with renovating current IPs to maximise rental returns, have a saving account for my granny flat conversions and build a bigger buffer. Not too sure at the moment if I want to redraw any equity for one place which is currently with a Big 4 to go to one outside APRA's controls at this stage, because if I do, it'll mean a higher interest rate and risks. Starting to get into the share market and just enjoying life as I am close to finishing off my current degree but already have some more studies in mind in a different field.

    Finish the reno.
    Finish the build.
    Take all of 2018 off from investing.

    I need to focus on work for a while. Have some leisure time. Visit the olds in Adelaide. Back to investing in 2019.

    we are about to finish the Ubud Holiday Villas project, so the plan is to start recouping cashflow on the capital outlay for that, smash the cashflow from that into the offset to build up funds and serviceability for the next PPoR build loan (hopefully mid next year).
