How to work out Land Area Size from and old land diagram contract.

    Hi All,

    Hoping to get your expertise and feedback on the following:

    Just trying to work out the property land size of old DP Land Diagram within a sales contract.

    Frontage is 53 feet = 16.1544 meters
    Depth is 118 feet = 35.9664 meters

    A) Therefore Total Area : 581.0156 meters squared

    B) However I also noticed a Square Rod number of 22 3/4 = 575.4124 meters squared.

    So my question is which measurements is correct ? Is it A or B?

    Is it an exactly rectangular block? ie opposite sides the same.
    Where was the square rods number on the DP?
    ..... and what does the 6m2 discrepancy affect?

    Hi Alan,

    Yes it is exactly rectangular with both opposites sides being the same length.

    The square rods number is noted in the middle of the block.

    to calculate the area i need the bearings of the boundary lines. ie: ??°13'30"
    however assuming the lot is square the area is (A).
    if the lot is skewed the area will differ. see example

    also the areas shown on the old Deposited Plans where often rounded down and calculated using log tables. so minor calculated differences are not uncommon.

    But are the diagonals the same too?

    Bearings are required to confirm.

    Thanks again for the feedback on the bearings. I have had another look and unless I'm missing something I dont see the bearings. Zoomed out plan also attached. Lot 36.

    32°13'30" ~ 118' 0' is one........
    you need the other three.
    i can see the rear bearing has a 15' in it

    Hi Charch, really need to see the whole page for that plan, the bearings are spread out over the lots that they relate to, so without seeing the whole page we cant work it out.

    I cant confirm the bearing to the north but i would think this is close enough. the block is almost square
    lock in (A) Eddy

    Thanks BMC! Great diagram by the way. Are you a surveyor out of curiosity? :)

    Reason why I need to confirm the area is that one of the council requirements for building a dual occupancy is to have land over 580m2, so thought I'd put the question out there to the experts first before taking it further.

    Your absolutely right so also hoping the NSW Draft Medium Density Guide gets approved.

    yes,
    btw If or when you have your Surveyor prepare the level & detail survey ask him to show the area on the plan By Title and By Survey. this will highlight the discrepancy.
