I put a 10% deposit on a land from a developer few months back.
And the contracts were signed at that time.
Developer advises me that the land will be ready for registration in couple of months.
I would like to know if I can sell the land now if I wanted and what will be the procedure.

The contract will state if you are permitted to sell prior to settlement. Nominating someone to purchase the property instead of you should be fine, but you might need to pay the vendor a fee. Check the contract. Your solicitor / conveyancer can advise you.
