How to remove old floor tiles on balconey

    Thanks for the feedback. Its around 7sqm in total.

    Usually for most of my past renovations I just engage the builder to quote on large chunks of the renovation and decide if quotes are reasonable that way. I don't think ive ever directly engaged a tiler before.

    Its really only a small job. Tiling the baloney, painting the place, changing sliding door, updating to Bosch appliances and putting this puppy on the market to cash in (Sydney). :)

    SOW for tiling:

    • Day 1 - Remove floor tiles
    • Day 1 - 2 coats of waterproofing (We will use Davco K10 Plus)
    • Day 2 - Screeding around 20mm - 30mm
    • Day 2 - Skirting tiling along door frame
    • Day -2 Grout
    • Bright silver trim will be supplied and installed where required

    Blimey- $1800 for that work- I would say that by "Sydney" this price is not for a unit in the Eastern Suburbs ( your base I think) You would be lucky to get anyone to remove the rubbish through a Strata building for that price especially at these times when contractors on renos etc & new builds all over Sydney are absolutely flat chat.

    Actually it's right near Bondi Beach. And I knocked them down a little too. I promised them a lot more work in the near future, which is true.

    UPDATE:

    Balcony getting waterproofed on 29/6. I had to get an aircon mechanic to come and disconnect the air-condition unit piping that sits on the balcony so i can move the unit inside to do this work. His quote to come 2 times, disconnect/connect, do some hocus pocus with the gas inside the piping etc was $200.

    Getting this puppy ready for $ale.

    Just wondering, did you have to get permission from strata to replace the tiles on the balcony?

    I tiled my unit balcony a few years back and when strata found out they blasted me for not getting permission.

    Absolutely. Approval given last week. Even had to create and register a by law. Not my first rodeo :p

    Getting licensed trades, waterproofing certificate, sliding door glass to Australian standards, color of door to match strata codes as well as how many panel door allowed by strata lol. I don't mess around with stratas and councils because it will usually always come back and bite you. Not worth it.

    @datto were you aware you needed approval or you didn't think you did?

    I wasn't sure to be honest. I mean I tiled a balcony floor without approval. Some years later I was blasted at an AGM for not getting approval. But nothing came of it.

    So I thought strata were bluffing me because maybe they were getting back at me for blasting them over an issue.

    But now I realise you actually do need approval lol.

    In the last few years, stratas have become a lot stricter with regards to what you can and cant do without approval. It wasnt that long ago that you didnt need to create and register by laws... thats all changed now. So adds some extra cost and time but it does protect the building in general so I can see why they've implemented it.

    Would look terrible imo. Especially because we are selling this IP. Inside will be almost impeccable. We want the balcony to look modern, neat and maximize the feeling of the space. Tiles was our best option. Worth the cost for us.

    Sorry, just a silly question. If you are selling it. How much you expect to get out of re-doing the balcony? Wouldn't cleaning it up and staging it a bit with some outdoor furniture would do the job? Given the hot market now?

    Tiles are in very poor condition, lots of cracks and the color/style looks terrible. The cost of tiling, new door, some appliance upgrades and paint will make this place look almost brand new internally. I want to seduce the buyers emotions as much as possible to get the best price.

    At the end of the day, my cost/benefit analysis based on comparables says it's definitely worth doing.

    Those tiles look like slate, I agree they look very dated, and likely they aren't original anyway.

    @Sackie my advice is to stay away from any DIY job involving dust, mould, chemical fumes and contaminated soil despite how simple and easy it may look. I have learnt the lesson the hard way after getting suspected mould toxicity while cleaning a basement and severe dust allergy while trying to help out a mate with his bathroom demolition.
