How to read B&P

    That’s the whole problem with these reports. To cover themselves legally, there are so many disclaimers, what ifs, and mention of trivial matters that it is hard to read between the lines and understand just how good or bad the property is.

    Phone and speak to the person who did the inspection and ask for a straight forward opinion.

    We always attended the B&P inspection. Asked questions for any “fault” noticed. One property had a dozen or so minor issues raised. Asked the inspector if he would buy it and he replied it was a great place and he would have no hesitation in buying it.

    Thank you @Marg4000. I think that’s a great way to put it. After the invasive inspection I will ask the guy “Would you buy it”. At least it will force them to say yes or no!

    I would understand if the seller gets annoyed with these reports (I sent them a copy of the report when asked the $10K discount). Her hubby is a builder himself apparently. He said there is no way it will cost that much. But need to be careful as they are selling :D

    So Tuesday hopefully I’ll get a more straightforward answer. Also I’m glad the conveyancer will chat with the invasive report guy. She is such a sweathart. She didn’t have to really. But she said she can see I liked the place and doesn’t want me to lose it if the issues are small. She said she will tell me to run for the hills if she herself believes it’s an issue.

    I understand why you are anxious. It is annoying that for people like you who never bought a property and don’t understand a lot of specifics the so called specialists are of no help. I’m talking about paid specialists. Like building and pest.

    Be patient with forum members. A lot own a few properties so it might seem to them trivial what is an extremely complex problem for you. Generally people here are keen to help. Don’t be taken aback with “short” responses.

    Hi all,
    Update. Got the invasive inspection report and it is so much more straightforward. Recommendation to replace a beam and do support for another two due termite demage. A lot of other minor fixes.

    The good news? I called the guy and he was so much more forthcoming! “Nothing wrong with the place. Just fix the beams and the place is in great condition “.

    My conveyancer sent a letter requesting them to fix these items. Is this how would you usually approach it? Basically if they fix the beams we are happy to go as agreed with no changes.

    Any tips? Is this the best approach?

    Maybe worth noting. The B&P deadline is tomorrow at 5PM... what happens if they don’t respond? Do they have to respond?

    As the vendor, I'd refuse to budge on this. Unless I was really desperate.

    Really? But we are paying very fair price. I would think it’s courtesy to fix issues like beams. These would need to be fixed. I’m not too fussed about the minor issues.

    Also the seller is a builder himself. Im fine if he fixes it himself. It’s part of negotiation I would think. No malicious intent but I’m giving him a few options here. Don’t want any money or reduction. Either fix or get someone to fix it.

    They can ignore you and sell it to someone else. It's likely you've lost the upper hand already. Be prepared to lose the place if you're still wanting the beam to be fixed. Trying to negotiate at the 11th hour is not good. Better gauge their intentions ASAP and decide your action few hours before the dead line with your solicitor at the ready rock and roll.

    Thank you @Leo2413. That is what I suspected.
    I will tell my conveyancer tomorrow that we will proceed regardless if we don’t hear from them.
    It will be slightly annoying but I’m not too upset if we get the place as is.

    Try to allocate a dollar figure for a price reduction for the beam. If they refuse or ignore your requests and you still want to go ahead, then instruct your solicitor you are OK to proceed. At least this way you have a last chance to try and get something for the beam you may need to fix.

    This is not advice just general comments and should be taken in that spirit.

    Yes absolutely. I already told the conveyancer that we will be going ahead regardless and to give them till tomorrow midday. If no answer to email notification before 5PM. Understand this is not an advice and appreciate your responses.

    I learned one important thing. If it’s meant to be then great. If not there are plenty of other properties around :D

    Absolutely. Rule #1 in my books is never be desperate for any property. If you are then right off the bat you're 1 foot in the grave.

    Thank you @Leo2413 and @Noobieboy I hope the world is kind and generous to you both. Thanks to others who responded as well.

    We managed to get a commitment that they will fix both beams. So I’m very happy. I think they just wanted to wait and see if we give in. 2 hours before the deadline they sent a confirmation that the seller will fix either themselves or get someone to fix it.

    Happy. Very happy. In return I offered early settlement if the seller wants and they were glad I did. If someone is kind to me, I try to be kind to them.

    We went unconditional and the seller will provide images of fix up for the beams. We can order another inspection if we want.

    I’ll rpobab follow up in weeks time to see the progress. Or should I wait till the settlement week?

    I'm glad you are happy with the outcome. I guess if the vendor is a builder, it is an easy fix for him.

    If you post a link, you've lost your privacy. I wouldn't do it. Maybe post photo if you want to.

    @Nervous good luck with it. And I wouldn't post a link. You lose all privacy mate. Definitely don't post anything until it settles. It just takes 1 rotten apple on here (and yes they are around) to cause you issues.
