    'Skip'. A tru-blue fair-dinkum Aussie, maaate.

    Like, "you won't find many skips buying in Sunnybank."

    (Also known as a big rubbish/collection bin - although I don't know how its a marker of gentrification).

    Skip - as in one of those huge metal containers for putting waste building materials and rubbish in when doing a renovation. I wasnt born in australia, do you call them something else?

    Renovations are an indicator of rising land values, demographic change and gentrification.

    Haha.:p. Also a sign owners have lost their jobs and are about to move interstate. They are about to rent out their house as they are unable to sell quickly in a fire sale but their kind neighbours offer to buy their boat, caravan and 4WD at a fraction of market value.:eek:

    but with rising markets it's usually at least 2 year boom cycle, even if jump in after 12 months you should still make money

    Besides skips being an indicator, a large frequency of building contractor signs at properties is a sure fire sign of massive gentrification underway - but this is more common in areas which are already seen as a quality are, but stepping up to that next level.

    Make sure you register for planning alerts where you own properties, or are researching. It gives an advance indicator of DAs and other changes that are afoot for properties nearby.

    Great question! I have been thinking about this too.

    If you watch the number of listings over time, they should start to decrease as the market starts to turn. More people will attend home opens, days on the market should start to fall, auction rates should start to improve. Planning approvals might start to increase, although this may happen later in the cycle. Prices should start to increase.

    What's this thread about again? Oh yeah when the market starts to pick up you will notice less bogans in the area. And check your skips before throwing anything inside - I could be sleeping in it.
