How to override min/max size for development (R Codes WA) ?

    Can anyone tell me if and how they have subdivided this R15 696 sqm block in Nedlands? First i thought there was two houses on one title and they could never get seperate titles until the zoning changed, but the Property address in intramaps shows the address as 39A. If you google 39 ord st nedlands and 39a ord st nedlands you get two seperate web sites for RE.com

    R15 needs an average of 666sqm per lot

    the style and profiles of certain materials point to these being about 20 years old, much like the ones about ten doors down.

    it may have been R25/R30 at one point and once people started subdividing it was downcoded to R15.

    that would co-incide with the Claremont and Dalkieth/Nedlands downcoding period.

    Most councils will let you do anything if you pay them enough. Do you think they really care about the local "streetscape characteristics" or about pulling in more dollars and more residents and extra rates and infrastructure charges.

    You've never developed in Perth I gather then @SimonKia - there is a strong Council opposition to anything like that.

    If i was major i would scrap all landscaping requirements, overshadowing rules and all setbacks. :)
    For inner city (within 2km) let the people build what they want!!

    What's the definition of landscaping? Can it includes fake turf?

    Does the landscaping have to be practical? Can I run a strip of fake turf up the back of the building walls and include that in the calcs?

    In Vincent fake turf counts as hard landscaping like pavers and not soft like plants/grass

    You can have some leeway with landscaping but I don't think that's what Halo on Mount St did with it's fake grass walls. Vincent will entertain vertical gardens. Even pergolas with vines if it's to help get over a small shortfall

    Agents in nedlands sometimes advertise properties with the claim that they can be subdivided along the lines of the 'old' coding STCA.
    Im not across all the details though.
