    It will never cease to amaze me with people I know who buy at peak, not talking PPOR, but even that is same really, even on PC there can be a herd type thing going on at times.

    Don't want to be picky but......Perth did boom in 2013/2014. (High end $1M+ still not recovered, but I assume most investors would not be buying $1M properties)

    Still don't like the LOE strategy regardless.

    I mean we have had around 4 property boom cycles in Australia since 2013

    Perth 2013-2014
    Melb 2013 and still going
    Sydney 2013 still going but perhaps levelling out now
    Tassie - 2015?? not watching this market

    I wont mention USA:p but that is going bonkers, makes Sydney boom looks like a pimple on a mountain in comparison

    I have always played in booming markets, nothing fancy and the information is available, you buy property when it starts rising, there is your evidence not before that is guess work

    I put one up a while ago. Have a look at my post near the top of page 2 in this thread. You may find it a bit hard to follow though. Instructions are in the notes tab. Happy to run you through it if required.

    That's one of the positives of investing in property, there are multiple strategies that work for different people.

    I cannot fathom to sell a property unless its underperforming or giving me headaches,

    the selling costs, and buying costs are astonishing...

    but maybe thats because im a slum lord

    A smart person told me to only sell if you have to. I have both adopted and ignored this advice at times.
