How to get rid of tenant fast !!

    Just ask yourself if it makes sense?

    If you have them on fixed you cant get rid of them. If you have them on periodic you just give the notice and off they go.

    Strata meetings are great fun, go to one and see how wonderful everyone communicates. They hug each other and give each other foot rubs and then they plan all their upgrades and improvements, pay all their fees and dues and put their foreheads together and say " i love you my fellow landlord". They gladly fix everything themselves or offer to find tradies and when the tradie cheats them as is quite normal then they just huddle in a big circle and chant

    "we forgive you tradie for screwing us over and we send our love out to you and all your offspring that they may flourish like the flowers and bees. "

    Thats what my strata meetings were like. What about yours?

    *Sack the agent for incompetence and engage a competent agent. Competent agents don’t make these sorts of mistakes.

    I’ve actually never in my career come across this opinion- from any Landlords or Agents. Tenants HATE the lack of stability unless they’re actively considering moving and it gives absolutely no certainty of income to the property owner? I can’t see any benefit at all of demanding periodic tenancies unless you’re repeatedly renting to poor quality tenants who need to be regularly turfed out… in which case, reconsider your overall strategy.

    i once heard of an owner who removed he toilet and front door to force the tenant out
    is that legal?

    anyway we will see what happens this time around

    Potentially....

    I once worked for a solicitor who instructed us to exclude toilets and kitchens from the shaded area when preparing commercial leases. The leases explicitly declared the lessee only was leasing the area shaded red. When the owners wanted tenants to go he'd simply arrange for the toilets and kitchen to be locked as they were not part of the leased premises.

    Commercial leases are not residential leases.

    This suggestion from justine77 is very much not legal.

    Sounds more like that the owner wanted to control when they couldn't go. :rolleyes:
