How to get rid of tenant fast !!

    A huge shocking mistake has been made and property manager and owner got confused and after an apartment was vacant for 5 weeks they let it out to someone thinking he was ok and had paid rent in past

    In fact he is a criminal , druggie, violent , part of a group of scarey violent criminal druggies
    Who we already took a terrifying year to get rid of him as he kept evading police and breaking back in .
    Pm and owner got confused and let it out to him saying he has a lovely girlfriend ?! ???
    We already heard them arguing which is terrifying knowing how violent he gets
    We already saw him taking mail from other letterboxes
    We are all in shock that they got confused and let him back in after no one eise will take him and it took us a terrifying year to get him out and he owed thousands .
    Last time he was living there He grabbed a young female from another apartment who has a child and she is terrified that he s been allowed back !!
    How do we reverse this mistake .
    He makes loud scared parties getting wild shouting smashes property doors letterboxes glass bottles
    Broken Glass bottles were everywhere the entire year till we finally got rid of him

    So is this guy actually breaching the lease terms in some way? Or is he just a bad dude?

    Sounds like the tenant has returned to a neighbouring unit within the building. And the OP owned the tenant's previous unit?

    Sack the agent for incompetence & self manage. Owners don't make these sorts of mistakes.

    I get confused between all your threads, but it appears this block is a source of unending problems regarding unsatisfactory tenants? It may also need extensive updating?

    Perhaps selling may be the best option.

    It's easy. If he breaks the law, call the police.

    If he breaches his tenancy agreement, have the property manager issue a written breach notice.

    If the breach notices are not remedied then move to evict.

    Between the unrealistic expectations, continual heart ache, unwillingness to repair her properties, unwillingness to learn more, perhaps i agree selling up might be wise.

    It was a legitimate mistake .
    The owner didn’t recognise his name and pm had organised it and ran it past owner ( relative )
    Perhaps last time it was rented under another guys name who was with him last time while this time he came with a girlfriend .
    I wonder if now that they realise the mistake if they should send him a warning letter
    Eg
    No noisy parties
    No outdoor parties or gatherings in driveway
    No broken glass
    No disturbing peace
    Or damaging property
    Or shouting or rowdy arguing
    Rent paid on time
    Or immediate notice will be given

    Imagine you were to receive one. How do you think the tenants would react to that warning letter?

    Agents weren't too diligent with their reference check if it got that far.

    This is normal with property managers and owners both of which are not qualified to be proffesional landlords.

    Tell the tenant the owner is moving back in and give them notice, then do a proper renovation, tiles throughout, double sink in kitchen, miele dishwasher and paint all walls flat white and plenty of decent wardrobes. Hold an inspection for 3 hours on saterday and select a tenant personally having seen them and chatted to them and get them both to show you payslips and bank account statements.

    Well there is your problem already.

    No landlord with any smarts would ever choose under any conditions a fixed lease tenancy. UNLESS you have a situation of massive rental stock supply and dropping rents.

    Property managers love fixed agreements.

    Saterday vetting tenants is no fun but your response actually reveals the attitude of property managers. For as little work as possible get the money rolling in and then ignore everything to the greatest degree possible. If things get too hard with the tenant or the owner we drop the property off our books.

    Been there seen it got the many tshirts from multiple property managers. I can write the book on property management and being a succesful landlord, but thing is that it would not sell because lazy is adored in Australia.

    as a tennant signing up to anything less provides nil tenure and isnt really feasible ?

    If you have the right property, you dont have to care about what the tenant thinks or what is feasible for them. My properties are my business and I do whats best for my business.

    Having said that I have mostly only had long term tenants all living on leases with no fixed term. They live in the finest rentals and for them it makes no sense to buy a house. I attract smart tenants from whom I learnt so much. My one tenant helped me make a fortune.

    I have previous tenants on a waiting list to get back into my properties. Mind you at the moment its only one as I have sold off everything slowly in the last year.

    You guys dont understand what being a landlord means and what kind of a property is a good rental property and how to prepare and buy a proper property for use as a rental. Thats why problems arise.

    I learnt by experience also,
    with all the garbage properties out there easily 90% of them, the garbage property managers easily 95% of them and impossibility of finding good landlords insurance, the uselessness of 90% of tradies, plus the incredibly innapropriate laws for renting and landlording, made me find the optimal way that navigates through all the garbage.

    I have said this before imagine all the houses in Australia, 90% of them probably are useless as a rental.

    I dont touch anything on a strata as a rule even though apartments can be the best rentals. If you cant control everything about your property and have to argue with other owners who quite frankly are thick as a brick you will be controlled in ways that are not good for your business.
