How to get quotes for renovation without scaring the tenants?

    I want to get quotes to budget for a major renovation in the next 6 months for an IP in Brisbane. However, the IP is tenanted. It will be a major renovation and the tenants have to move out. However, the renovation may not happen if the budget does not allow.

    I have to let the trademen enter the property for inspecting, measuring and quoting. However, I am concerned the tenants feel insecure and they may definitely terminate the lease at the term end regardless the renovation happens or not. How do you handle such situation?

    Just say you are getting a budget together for a renovation in the next few years and want to get some quotes.

    I would just be honest with the tenants.

    How else would you get access to the premises apart from that?

    Why do this to the tenant?
    Leave them alone they are paying to live there and shouldnt be burdened with this.
    Let them finish the lease agreement then worry about it.

    Because there is a long lead-time for some trades. You have to book them in well in advance. Generally if you are polite and thankful for the tenant being accommodating, they will be. A box of chocolates as a thankyou never goes astray.

    I agree, speak to the tenants. Tell them you're planning long term, getting a budget sorted so you know what you are aiming for. You never know, they might be thinking of moving into a different property at the end of the lease anyway, you won't know unless you discuss :).
