How to get a higher valuation figure?

    Hi guys,

    I am looking at pulling out 80LVR equity and seeking how we could do that when the valuer comes to the property?

    Are there methods we can help strive to have the desired figure?
    Appeal the figure if valuation comes in low?
    Valuer hunting?

    Print out some listings of houses that have sold that are similar to yours and that are the price you are aiming for.

    The valuers have always taken these print outs from me. Whether or not they've considered them is another thing.

    See I disagree, I told this story on SS a while back. I had a valuer come through my property and asked to go through the old bungalow out the back which mind you was jam packed with our stuff (no garage so was used for storage). Well my 40 kilo golden retriever decides to follow us all in and make it very very squishy!
    He then decides with his tail to knock over some questionable shaped straws that my wife had from her hens party a couple of years ago and right onto the foot of the valuer.
    We looked at each awkwardly for a second and then both burst out with laughter.

    Her valuation came in at 640k, the other valuer I had come through had the personality of a wet rag valued it at 610k.

    Under 80% you have heaps of options. Like Redom said, first stop CBA desktop. Macquarie deskies have come back brilliant in the past too, just need to service with them which is the challenge there, esp if you have a few IP's. If you've reno'd it, also get a full val too so you can compare.
