How to find owners

    I have 2 properties that I would like to find the owners of.
    First one is a property my dodgy tenant has moved into and want to contact them as a bit of a heads up (Mildura)
    Second is a property I would like to buy in future as a PPOR. This property has been in the family for years and don't like my chances, but if I don't throw my hat into the ring I will never know. (Bendigo).
    Any help would be greatly appreciated.

    Do a title search to find the owners name. Then try to locate that person using google, facebook etc.
    depending on the name it can be very difficult.

    If you have access to RP data you could try to find other properties owned by the same person and one of these may be the place they are living in.

    Watch out for the privacy laws

    look up the land titles office in the state where the property is located.

    Its not free but usually very cheap

    If you have the owner's name and social media doesn't work, you could go old school and look them up on the electoral roll.

    Victorian privacy laws don't apply to a regular person (ie private individual) collecting personal information. I can't think of any federal privacy laws that would apply to a private individual either.

    Another one is to use ASIC. If the person is a director of a company or a shareholder they will be listed.

    I use Pricefinder. But yes, title search the best way.

    Does RP data facilitate to find other properties owned by same person? I thought it only facilitate owner name for the particular property- not other way around??

    Yes in RPData you can click on owner name and it takes you to all properties listed under the same name, however if your owner has a common name it doesn't differentiate and could take you to hundreds of properties.

    one strategy to make it difficult for people to track you down is to change your name to 'john smith'

    Titles office will give you the ownership details, in Western Australia its called Landgate and you can do a title search for $26.20. I'm sure Victoria has something similar. With RP Data you have to subscribe so not worth it for two properties.
