How to find out Cap rates for regional towns?

    I'm new here.

    How do you find out / figure out Cap Rates for regional towns?

    Also, within a given regional town, will Cap Rates vary? Are there any rules of thumb?

    Appreciate being able to ask the question here. thanks!
