How to find all past sales in your suburb

    Hi, would anyone know if there is a way to find all past home sales in your suburb.
    I had a look at real estate.com.au and a lot of the previous sales are not listed there, including my own property.

    To what benefit?

    There is on advantage knowing that property A sold for 50% less than the identical house next door If you don't know the reasons eg divorce, partial transfer, desperate vendor, poor agent or possibly next door had a desperate buyer, great agent, non-conforming DA granted.

    There is too much info If you want to analyse an entire suburb not just a few selected streets.

    Sales dating back years ago can be irrelevant to the current cycle.

    Im looking for specific recents sales in my suburb. The properties were advertised at prices above the median and I wanted to see what they were actually sold for.

    Ksou.cn is a quick, easy to use (and free) site!

    I like how they've protected themselves from any legal action by having a chinese domain :)

    FYI be careful about this site, some of the data is wrong (ie wrong details of bedrooms, bathrooms, wrong floor plans). For each prop, do a compare vs onthehosue/ realestate.com to vet the info is correct or not.

    I have spent 10 minutes looking at some local sales, and found such error on 3 separate properties.

    Was it a life or death situation or did you need to research via a check method?

    Pardon? I am simply providing some helpful advice to folk to be aware that its not 100% accurate. Yes its free and generally a good service.

    I have found sold prices are not always accurate. For a specific sale you can cross check with domain and re.com.au

    Just saying that it's better to validate your info than to rely on a single source. You don't do all your due diligence based on free stats. Who knows, Domain & real-estate may have used the same erroneous download.
