How to find a developer to Buy my property and my neighbours?

    I am having trouble getting started trying to locate developers that I can sell to.
    I am in South Penrith and my neighbour and I both want to sell.
    The land is approx. 1523m2 in total for both lots.
    Does anyone have any lists that I can get in touch with?
    I have an agent that can negotiate the sale.

    I cannot understand why your agent isn't bringing developers to you?

    When I first called a local agent to get an idea of what our development block was worth, he brought me an offer the next day. And the day after that, and so on.

    It sounds like your agent might be someone you know? Perhaps you need an agent who has contacts with developers rather than an acquaintance.

    And be aware that the first offer we got was increased the next day by $200k which was still short of its value.

    Yes i understand that, my agent is someone i know. (out of location)
    I am just trying to find the developers in the area that may be interested.
    She has a substantial amount of experience working with developers however not in my area.
    I am just trying to help.

    You may be better dealing with a specialist real estate firm (NOT often a local agent with a glass shopfront !) who specialise in dealing with developers who pay them to find suitable lots. They will know who likes the land, choices and its best use. They even tie you up with the rights sorts of property lawyer who knows options and contracts terms that developers expect.

    It seems your agent is not specialised in that area and kind like asking a mechanic to change your tires.

    ok, if this site does not have any contact details for developers that are interested I will look elsewhere. I am not after a realestate agent. Obviously I have gone through that route and am looking at alternative options before I put my house on the market late this year. If there is no interest here I will continue my search,.

    Real estate agents who focus on devs (not shopfront listing agents) are the logical touch point esp since they are paid by the dev, not you, to find them land. Developers wont want to deal with a small player and time waster esp if its a house site - Few developers want such small land. If you knew what it takes for a pro to get a deal written you would appreciate why they wont want a inexperienced person approaching them. The agent stops that and filters. If you had acreage even its always better to tender it to developers in any event. Two of three interested developers in a blind tender will find the best market price and cut a better deal than a for sale sign

    Got any more details you can share? Know what you can build on the lots/ whats the zoning? Price expectations?

    Hey mate - the best way forward is putting together an information memorandum (IM) coupled with a feasibility. Once this is done you go out to developers/builders. Whilst living in Perth, I brokered quite a few deals, where I researched and developed the IM, along with the feasibility study and achieved a higher price agreed upon with the vendor then on-sold the option over the property to get a piece of the pie too! If your real estate agent doesn't understand zoning and exactly what can be put on the site (therefore the value) - I wouldn't waste your time with them. I can explain more in detail if you are interested let me know..

    IM - outlines all that is included in the due-diligence for a developer, so they know exactly what can be achieved on site i.e. what zoning, where services are; sales comparisons, map contours etc.....

    Your other option if you have some $$ is get to DA, then sell...

    No, I'm not a real estate agent. I'm a part time public servant and part time property developer/investor :)
