How to deal with underperformance of Property Manager

    I'm really dissatisfied with lack of performance from PM. The breaches from tenant never get resolved. I've been thinking of getting a new agent or telling current agent I'm not happy with the (lack of) service. How do other people deal with this circumstance.

    1. Raise it with them first, I think they're entitled to share their side of the story.
    2. If no satisfaction raise it with the agency Principal and see if they help make it right.
    3 a. If doing something dodgy / illegal, raise it with REI or fair trading equivalent in your state.
    3 b. If not dodgy / illegal, but still unsatisfactory responses, change PMs

    If they are really not dealing with breaches in a timely matter, it could interfere with an insurance claim.

    Get another agency to sort it out for you.

    I make clear from the outset what my expectations are from the real estate agent. Then I give them space. If things are not being done as I would like, I talk to them and let them what aspect of their management I'm not happy with. If they still cannot deliver after I've been upfront and very specific, I change managing agent.

    I have a feeling you and I may have the same property manager. I must say, Nikoletta is the best managing agent I've ever had (and I've had 30+ years of experience with agents). No fuss, extremely efficient, really on the ball, knows exactly what she's doing, calm, un-ruffleable, professional & more.

    No PM will last on the job if they bought into all the drama that goes on throughout the day in a normal office.

    Used @Nikoletta Pal as well, can certainly agree with comments made.

    @Investpro I noticed you're in WA if you need a recommendation over there let me know. Or maybe your investment is elsewhere?
