How to convert my owner occupier property into investment property

    How can I convert my owner occupier to investment property? What are the costs and paperwork involved?

    Thanks Rolf, I haven't paid most of my owner occupier loan. I am after the process of conversion, and cost involved. (I am under Blacktown Council). Thank you!

    step 1 Find a tenant
    step 2 rent it
    = investment property

    there are no costs or paperwork involved other than leases.

    Get it valued for Capital Gains tax purposes if your not going to make use of 6 year rule?

    I'm planning to buy a New property as owner occupier. Do I need to update the Blacktown Council/banks. Thank you!

    No. But you need to change your mailing address and you might be breaching loan agreement if you don't advise mortgagee

    Yes that might be a good idea.

    Would suggest you need to get the valuation whether intending to use the 6 year rule or not.
    The market value requirement likely applies either way (from limited facts given).

    I think you missed a step.

    Step 1) Move out
    Step 2) Find tenant
    Step 3) Collect rent.

    That is a broad question.
    Many things will happen, one major one would be the property will be subject to CGT.

    No lease, private rental ? Obviously cannot claim part interest paid then ..
