    If we want to sell our house in Parramatta council area (western sydney).
    1. how to select the best agent.
    2. what should we need to know in terms of CGT, Fee and other charges.
    3.How to check which agent is the best for your area.
    4 how to find agents plan to get more customers for our reserve price.

    OK. Just keep in mind you've missed the best time to sell in Sydney. So your price expectation may need to be adjusted.

    As a starter, you can check the Google Reviews of the local agents to see how they perform. Shortlist a couple, and then reach out to them for a face to face discussion.

    An alternative approach is to check out the sold prices of similar property to yours for the area in last couple of months and see which agents were able to sell consistently at a reasonable price.

    You should see a licensed accountant about this. They'll be able to give you an idea or help you break it down.

    Ask the sales agent directly when you meet them face to face?

    sorry, in this market question should be, which agent can find a buyer willing the pay the highest amount for your property.

    Its always been the Market decides the price not the vendor,

    Just than in the past demand was strong hence the prices keep going up, the vendors keep thinking they got their price (not to forget extreme underqouting). in reality the market decided the price of the property and in this current market its still the same.
