How Quickly do you Expect a PM to Respond

    Just want some opinion.

    If you sent an email to your PM do you expect an answer in 2 business days or is that too high?

    I expect a response in two business days, but sometimes the answer takes a little longer......

    Depends on the nature of enquiry, but 2 business hrs should be sufficient if PM is on the ball.

    I like a same day response - but rarely get it.

    For anything non urgent, 24 hours. Anything urgent I expect a call (and will call myself).

    Within a day of the pm receiving my letter (allowing 4 days for postage).

    Maximum 2 working days.
    Most of the time, I expect it within a day (as I only contact them if it's important)

    Expectation of 2 days sounds reasonable. As other said, should be same day in most case.

    I must have high standards. My PMs have always responded within a couple of hours and that's the expectation I have now.

    Do you use the same PM for your 3 IP's in Marrickville or is there a mix? Have you been buying up in Logan?

    Given you only have a couple, and they're both in the same suburb with the same PM, it's fairly easy for them to keep on top of :)

    Same PM. Helps. Paying 5.5% inclusive too.

    Definitely.

    They manage a lot of properties but to an exceptionally good job.

    We offer a communication guarantee (in addition to a separate service and accountability guarantee) that if we don't respond by 5pm of the next working day, the landlord gets a weeks' free management. In my previous experience, communication was one of the biggest problems with my property management so we have made it a priority.

    I would not expect a reply to an email within a couple of hours. More like a couple of days. If I wanted a quick reply I would call the PM.

    You know you have to answer the phone for an urgent phone call to be effective right? :D

    I expect same day response or early the next day if I email late arvo or night. If they are not in the office I get an automatic email saying so and can then call on their mobile if needed.
    Works well like this.

    If its urgent I will email and follow it up with a call, if its a general enquiry a call back or email the next day is okay.
    Sometimes for minor maintenance requests after an inspection the response might take longer.
    There is a huge variation in how different agencies work from my observations, some have a manager for every role including inspections, letting, owners,tenants and maintenance. Some agencies group properties under pm1, pm2 etc. Some pms do everything.
