how often should PM inspect an IP

    How often should the PM inspect a residential IP

    Thanks for your advice

    My properties get inspected every six months.

    At least twice a year.

    Some states (like NSW) allow 4 inspections in a year. I personally find that some tenants find 4x too obstructive, though, so my NSW ones get inspected twice a year.

    Our agreements with the agency state quarterly inspections in the first year and bi annually thereafter if no issues noted in the past 12 months

    Those of you saying bi-annually perhaps aren't familiar with the risks, or perhaps just haven't had anything bad happen to you (yet). If tenant does something illegal in your home (grows/manufactures drugs for example) then the owner is liable if inspections haven't been regular.

    If a tenant has proven themselves in the first 12 months of their lease and there are no issues, where is the real risk?

    A bad tenant can easily so something illegal within 3 months.

    Every state has different rules on what is allowed, let alone what is appropriate. In Victoria, the first routine inspection can be three months after the lease begins with subsequent inspections only allowed every six months thereafter. @Lil Skater is the PM of the household so will ask her to post the legislative reference for anyone interested.

    Never, if you used the agent I had previously:(!!!
    (I am still recovering and paying out for repairs from damage that they should have picked up....)

    I would agree with twice a year. More if it's in an 'interesting' area.

    Many years ago now had an IP in Central West NSW being tenanted by a single Mum with 2 kids. For 14 months, rent paid regularly, no dramas. Then lover boy moves in and rent dried up along with extensive damage to the property. Things can go pear shaped pretty quickly. Having a PM that is on the ball and regularly inspecting the property can help. No guarantees of course; but 6 monthly in my view is not regular enough.

    You may insist on 2 or 4 per year but as I've previously said, my experience from 10 years as a tenant in Melbourne and Sydney, is that PM's rarely if ever do inspections apart from at exit, despite what may be reported to the landlord.
