How much value do plans & permits add?

    These are my estimates for taking a 4 townhouse project in MBRC through Development Application and Building Approval. I got the figures based on quotes from Town Planner and a Building Designer. The building designer gave me gut feel figures for some of the engineering elements.

    Contributions in Moreton Bay are nasty ... ( for second and subsequent dwelling )

    One in Sunshine, and the other is along Toorak rd, south yarra.
    The one in Sunshine is within activity center zone allowing commercial on ground floor and residential up to 13.5m high.

    It is not my intention to sell any of them after the construction. Initial finding with town planner should be able to achieve 10 unit of 2 bedroom, but I am hoping for more to maximize the benefit of being in the ACZ. We will find out in the next few months.

    Due to the lack of development stock in Melb, if you can put together a good DA, with quality designs they should fly out the door, everything is getting snapped up.

    I paid around $22,000 for my recent 3 townhouse development.

    the contribution per dwelling (20-30k) is not yet included..

    @melbournian last transaction in the same zoning is 3 hertford rd, Sunshine. Sold in Oct 16 for $1,615,000

    Thereabouts. That would include Building Approval too for a 4 dwelling development.

    $8,500 for town planning fee, and $3,000/unit for design to get to planning permit stage (not building permit). Is that reasonable?

    How many dwellings?
    ( town planning fee would likely depend on the number of dwellings and the type of construction which affects the complexity )

    U're not relateD to Darren Wong and his associates who just bought a number of sites around the area

    If u're talking toorak road near Como? That is like 10 million kind of site being in premium suburb in Melbourne

    Yes u should and if it need to go vcat u should get a planning lawyer too. For semi commercial

    As an indicative, my planner charges approx $4400 for the first 3 and then $600 for each additional.

    Have u include all the charges ?

    So if it is 10 units X 3k is 30k + 8.5k + other contribution fees?

    I don't know Darren Wong, but could be the guy I outbid at the auction.:)

    Looks like it, but that is the first quote I get. Need to get more quote, but most importantly someone who knows the council very well and willing to push the boundary to maximize the yield.

    Is that design fee or town planning fee up to planning permit stage?
    You were saying $40-50 thousand to get to the planning permit. Could you detail the cost?

    Maybe u did he possibly ran out of cash buying 25 mil worth of sites in 6 months

    I went through like 20+ architect/town planner quotes before finding one that had the ability and experience and wiling to push the boundaries. I have 4 sites in the growth zone

    One quote can came back for 12 townhouse at 10k plus design and planning ex other charges.

    Different states diff contributions and rates

    No, that is just the town planning fee to take design drawings through to a development application.

    I've broken down the $41k above:
    • Phase 1: Approx $25k for everything to get to approved Development Application ( QLD )
    • Phase 2: Approx $15k to then take it further to Building Approval ( QLD )
    Phase 1 - You could sell with an approved Development Application only. At this stage only the development concept has been approved by council.

    Phase 2 - you can get the extra work done to achieve the engineering reports, documentation and working drawings, required to start construction.

    $25K to get DA approval, is that fixed cost or is there additional fees if council requires any amendments? The quote I got is fixed until DA is approved.

    That is very cheap, do you mind sharing who you use?
