    You've asked how much to renovate, but are you asking how much to pay for the land with a house that needs to be removed before you can start again?

    Bulldozer job & replace with a cheap project home. Kitchen may be partially salvageable for a smart sale on Gumtree.

    There's only the lower cupboards that aren't burned, and they're probably full of water, don't you think? But if I bought the place, I'd offer it up for anyone to take what they want.

    On second thoughts, the couple of hundred from what's salvageable probably is not worth the risk of someone hurting themselves trying to salvage anything.

    But I reckon that brown couch and the mattress are worth keeping. :eek::eek::eek:

    I've cleared a few burnt houses (not a pleasant job)
    Basically gut to frame, write off roof, all plaster, electrics, skirts, arcs, doors, EVERYTHING, but the frame, even then you may need to repair that....

    Unless you are doing a chunk of the repairs yourself it isn't worth it to end up with a renovated older home....

    As suggested, better to knockdown and start over !

    It slopes to the st, potential unit site ?

    The question should be:$9k/sqm, adding demolition costs. Is it a good buy?;)
