The house on Hamilton Rd opposite Pfingst rd will be difficult to access due to the traffic lights.
The house in Norbiton at Zillmere is the one I mentioned with the unreal photos. Being Zillmere, it will be lower value than Chermside, Wavell or Geebung. Geebung has got to be more popular than Zillmere with the locals.

"from $479k" means the agent has told the sellers they will get over $500k by attracting more viewers (according to my most recent chat with a local agent)

As I wrote on the PM I would of thought something with a 5 in front is what the vendor would be looking for and going lower than that is unlikely to be accepted. As it was early into the campaign you would be paying more than if it had been on the market for 3 months typically.

So it really comes down to how much you value you and how desperate you were to buy it.

Like with pretty much every purchase the person who purchases typically is the one paying the most amount of money as they value it the most. This is why I kind of laugh at BMV as really you paid the highest price that was offered.

 

As i mentioned it sold for 550K sort of accurately (mentioned 538-542K). An initial offer of 581K was submitted and then B&P report has made the buyer to reduce by 30K and the vendor accepted that much reduction, surprised. Anyway its a good price.

 

I heard it actually sold for 515k :S

 

I had been told differently, around 515k..

To offer 580k on that is insane..

$480K - $490K (based on the many sold in the last 6 months in the adjoining streets).

 

Yea I thought so but for some reason agent said they will consider offers above 550k

Can't blame them or the landlord for asking what they want I guess.

Or maybe the market has boomed in the past couple of months.

 

I'm surprised that now a days houses in Zillmere and surround are selling for asking price...I'm sure that this one will also end up close to 530k or even more but it's a separate story that weathers it's worth it or not...

 

Apparently this property has had 16 offers already. "Well into the 600's" was the agents words.
