QLD How much is this property worth?

    Haha it just makes it harder for regular buyers like myself to invest. It is very hard for me to find the market value of a property, which is numero uno in investing. Why pay more for something if it's not worth it!

    What's your estimate on 38 Sollis?

    Most houses in the area are 3bd.. the 4bd is a bit of an anomaly. It's another thing that makes valuations more difficult because there's very little to compare with.

    The 30sq.m will matter very little to potential buyers I'd think. Unless they had a specific need for that size plot, or the extra size suits zooming rules for development.

    What do you think about these stats from re.com:

    • Median price 4br houses: 588k
    • Median price 3br houses: 503k

    According to this the fourth room is worth 85k.

    How can you tell there is healthy demand in the suburb? Vacancy rate is 3.1%.

    Stats and medians tell you almost nothing. Were the properties new/old?, reno'd or original? How many were sold in the last 12 months? 1? 10? 100? Where were they located? When you start filling in these gaps, you'll start working out real market value.

    You can't assume much based on one factor. Newer four bedroom houses are more likely to have two bathrooms. Maybe the extra bathroom is worth $85K??

    I'm not an expert at Geebung, so I wouldn't want to estimate, but you have plenty of others giving you the range already.
    however, whatever the estimate is, it's up to what the seller have in mind.

    I am not sure what the point of the post is, it is worth what someone will pay for it if it is on the market and a few people going for it :)

    If I was to guess it would not be a whole lot more than the below.

    So your buying, or the other one ?

    Get off the stat sites and PC and get to some of the other opens so you know.

    I would NEVER ask here, not just because I could be gazumped, but I could not care less what anyone else would pay, or the guesses, you need to know.
