I was wondering if anybody here has used a buyer's agents before? I'm trying to get a ball park cost for a full service deal where they had to research, source, negotiate etc. Looking at Sydney and Melbourne markets.

A number of BA's on here from both regions. Anywhere from 6k to 15k+ (sliding scale)

So $16,500 is about normal and not over the top?

As a guide, @JacM in Melbourne charges $8700 + GST for a search > $400k flat fee which includes building and pest report on 1 property.

    It depends.

For a two bedroom unit in Queanbeyan it's over the top.

For a $20m property in Point Piper it's probably cheap.

Without knowing the details of your anticipated purchase - I'd guess that $16k is kinda expensive.

    Cheers

As stated by others above 2 big markets with huge variations so very difficult to predict a price without more info and it might be cheap or expensive depending what you are buying and what you get. What are you hoping to achieve?

    It's for a 1.2M - 1.4M property.

Some BAs charge a flat fee. Some a % of the purchase price from 1.1 - 2.2%.

What they charge is a function of price and degree of difficulty in fulfilling your requirements. Like any services based organisation, fees will vary with customer expected service levels. Eg we charge slightly more for overseas clients who want us to take phone calls at midnight our time and so on.
