How much did this renovation cost?

    It’s mostly cosmetic… so I think ~$30K.

    Yea, nothing too major. From what I can tell it looks like:

    New floors
    Kitchen benches, cupboards and appliances,
    Exterior paint
    roof painted
    Remodeled bathroom
    Close off hallway
    Interior paint
    Minor landscaping

    You think that would be about $30K? I'm guessing they would have done it themselves or had the right contacts

    Without seeing the property physically, the exterior doesn’t look done to me.. just a tidy up. I think it’s been photoshopped because if you look carefully at the roof, it’s still the same faded colour.
    With the kitchen.. it doesn’t look high end to me (I could be wrong as I can’t see the finishes). For e.g those bench tops could be laminate rather than stone or marble. Bathroom is tiny.. so it looks good, but nothing has been moved around.
    Deception is created as it’s been styled really well.. but all it is is a new kitchen and bathroom, paint and new flooring.
    It’s been a few years since my last kitchen and bathroom reno.. but $30-$40k all up would be my guess.
    I am curious to know what others think.

    About $40-$50k depending on quality of the fitout (stone vs laminate bench, hybrid vs bamboo floor etc)

    $25k if they did it themselves.
    $35k if they paid trades individually and project managed themselves.
    $50k if they let a builder do it.

    The house sold for $1.14 million. So not a bad return for their efforts

    There is a also market movement which probably is a bigger contributor.
    Look at how much it would have sold for without the reno
    Look at how much it would have sold for with reno, but with no market movement.

    Otherwise it could look like a $10k reno returned $200k.

    Also have to figure in $35-40k in stamp duty on purchase, and $20-30k agent fees to sell

    This part of Melbourne is absolutely scorching. Having bought there some years ago, the gains I'm seeing are superb. My property has basically doubled in 5 years and there is still more to come.
