How important is site value?

    Do you consider the land value/capital improved value or any other acronym councils can think of when doing your DD on a property? How important is it apart from rate and land tax calculations?

    Bonus question, where do you find the capital improved value in Victoria? Pricefinder doesn't seem to list it.

    In Brisbane it is "unimproved" value based on some hypothetical figure, difficult to relate to prices when no vacant land for sale in the suburb.
    Hard to see how it could be if any use, except possibly for land tax issues.

    try the council for a rates notice....not sure how much help they'll be if you're not the ratepayer - but they do have the info!

    sorry not trying to be a smart alec, but you might be able to get info if you walk into an office and ask, if you've got a specific site in mind.
