How girls keep your house well?

    3 girls 20+ age from sports club lodged an application for rent. They are very bright and we'll presented. Just wonder if they can maintain my house well. They are young. They may be party girl. Mess up the house.

    Should I put them to my house for 6 months?

    • Cyberstalk their FB to see the crazy parties they throw
    • Offer to come over and clean weekly, mow the lawn, clin ze pool & fluff their pillows.

    Agent keeps to put them in.
    I am concerned if they are party girls, never mowing, and mess up the house as they are too young. Family tenants tend to maintain house well than single tenants.

    These are gurls - they want everything in order. They'll get the boyz to cut the grass. If they need a hand to cut the grass they'll call @datto.

    Many years ago, 3 male mates of mine rented together. They were all clean freaks and fussy. Place was always spotless. Could be the same.

    Have you ever been in a girls bathroom at da club? ? It will scar you:eek:
    The house will be uninhabitable before end of lease. ..but the parties will be great! :D

    You'll be fine just make the pm aware of your concerns and push the inspections

    Are the girls working fulltime, or do they study? I think with fulltime workers you wont have the parties as much as uni students.

    Also check out if they have rented before as a group or from differing addresses. If they have never rented together before, you may find one of them walks out halfway throu the lease cause multiple girls under the same roof can get catty.

    Also as someone else suggested check out what they have on facebook or just do a google search on them. Might put you at ease.

    Are you nuts Melbs? I would have interrupted the agent mid sentence and begged to have the girls sign up! Jeez you don't get an opportunity like that very often.

    What sport? What level? Any decent competitive girls in their 20s will be training, and not partying.

    Females can and do mow the lawn etc. They will have parties and they'll spend the next day cleaning up with a whole pack of friends. They can obviously afford the sports club. They're probably healthy and friendly.
    However, just move on - don't worry about them. Not your type.

    Some of the best tenants we have had have been young or first time renters - the importance of maintaining a great rental history is something that they should be advised of.

    If they have rented before then your agent should have received previous rental references from the current and previous agents. They would (should) have asked the previous agents how the property was kept and if any breaches or noise complaints were given to the tenants - and of course if rent was always paid on time.

    If your agent is suggesting you approve them then I would imagine the rental references came back good.

    I have a 19 year old and 17 year old couple who are pregnant with their first child who have no rental history as tennants. I trust my PM and their gut instinct was to give them a go.

    Mind you in a few months it will be a development site which they are aware off and we discounted the rent accordingly.

    Checkout there facebook and friends . Check references and worst case what i do is invite them to put their parents on the lease as well.If they are respectable usually the parents will not have a prooblem doing this .
    And
    'I personally dont bother with 6 month leases especially if using an agent as its too much mucking around each time they leave and the agents fees and vacancies will eat up yr profits

    I have 3 uni girls in one of mine, all about 19/20. They keep it clean and their boyfriends do the lawns.

    b) they don't hire someone
    c) a man does it
    d) it is a job shared amongst boyfriends?
    Doesn't sound normal to me. Sorry.
    Despite some comments here, it's against the law to stalk your tenants.
    Lots of women mow lawns in this country.

    @WattleIdo - other than recommending that @datto care for the lawns, most comments would be tongue in cheek.
