VIC How does council decide zoning?

    Excuse the stupid question. :)

    The recent RGZ thing has been hot. But how does council normally amend this type of zoning? Do investors just buy as close to train station as possible and hope one day council will amend it to RGZ? But then a lot of RGZ aren't even close to train station, could be like in middle of neighbourhood area... o_Oo_O

    My understanding is that usually brown paper bags full of cash change hands... I believe they are called "political donations" :cool:

    They do studies like areas that may need improvements or pockets which will be looked to developed for shopping or commercial value.

    These zones does not necessairly need to be close to train line it could on a bus route, tram or being close to shopping or like a university or to a hospital areas

    But all these planning schemes have already been changed since 2014-15 with this grz Nrz and rgz and also acz. All the acitivity centres zones have been nominated like sunshine St. Albans etc.

    The first start is to the learn what stuff is happening infrastructure as most of the zones are already locked in based on the melbourne plan 2050 unless u area talking agricultural land like to be reZoned to residential. Even if council wants to admend it need to be signed off my the minister so it would needed to be an admendmemt which is very unlikely as u would have to do studies traffic reports etc. and u would also have to show what a higher zoning can achieve to the neighbourhood. most of the admendments would be like heritage stuff and the most high profile one is crown casino increasing the level of its new building hotel and building a bridge in Southbank. One of the points it argued was saying its observation deck which would be a very grand one would be open for public hence increasing melbourne tourism profile and a extra destination attraction . The other is the queen Victoria market - where they showed it would cost the council more money to maintain the market as it is etc and also contributing some of the building for social housing

    Follow the updates of new infrastructure on the Dept of planning website for eg if u look at the stuff happening in Werribee making it a university suburb and the infrastructure this is similar plans to sunshine couple of years ago

    wait.. that will only get you GRZ2 zoning... You need to throw in remedial massage plus pole dancing to get the RGZ zoning.
