Booking income data you can get via airbnb. Choose the time periods.
The rest of it... I save the receipts.

My husband uses an excel spreadsheet so he can record income plus every single expense. He just made it himself.

Excel spreadsheet to track earnings (use both Stayz & Airbnb).

Dedicated credit card & bank account to track expenses (try to keep all receipts separate as well).

I use Excel, I do need to manually copy reservations from Airbnb to excel.
but it gives me a true return picture, minus cleaning fees, service fees, expenses and taking into account vacancies to get utilisation rates.

Excel and separate bank account. The best thing about the separate bank account is every single expense relating to airbnb comes out of there but it's self sufficient- don't need to top it up (in fact, it goes up slightly every month) :)

this is my plan when my flat goes live on airbnb next month. use a dedicated bank account. even if we start with a $2000 buffer that we deposit. the income with then go in, every expense including loan repayments will come out of that account. will offset it to PPR in case the cash builds up.

There are a few specialised software programs / apps you can use, though I haven't used them myself so can't speak to how good they are. One that I remember is Hurdlr (Simple Financials for Drivers, Hosts, & Couriers). I think there are others as well but I can't recall the names. Again I haven't used that one and I'm not affiliated in any way but maybe it's worth checking out as an option.

Is it possible to see how much i take a month based on the actual nights booked for that month, rather that the month in which the payment came through. That Hurdlr looks good but not available in the aussie store

Dedicated bank account and have all your bills direct debit from it. Make sure you have a separate savings account linked to it as well so you can at least get some extra interest. The ME bank and Bankwest have the best ones at the moment.
