How do you find out if you can build townhouses on new land

    HI, if there is a new land release in an area and say its selling 700 sq meter lots. Is it going to be possible to build 2 townhouses immediately? How do you go about finding out?

    if it is in Melbourne and in a new estate there will be covenants on it restricting sub division for X number of years. It should be in the contract of sale (s32).

    Otherwise a lot of land estates you will see guys split their blocks to do townhouses. That would cause issues for the main developer.

    What if it isn't a fancy estate, someone bought a hobby farm and has split it into about 10 blocks I think.

    Check with the local council as to the zoning of the land and what is allowed as of right.
