    How do you define lemon?
    How bad investment can consider to be lemon?

    Ongoing financial losses that require expensive and disproportionate maintenance from numerous charlatans and ne'er-do-wells, combined with a lack of income from substandard promises from previously described ideal tenants, resulting in a over-representation of frustration, and a desire, but not necessarily an adoption, to implement a scorched earth policy aided by whatever blunt instruments are handy.

    How's that?

    • Can't get or keep tenants ( often due to location or other negative factors )
    • Loss of value over time or never gains
    • Lots of ongoing, costly or time-consuming maintenance issues
    Some people sacrifice a respectable yield to achieve higher-capital growth so a poor yield ( rental return ) doesn't necessarily make a property a bad investment.

    Investing in the Druitt at the wrong time. I think 2004 to 2012 were a shocker.

    The state gummint invested heavily in the area in this period:
    • NSW Police built a new Local Area Command with a bigger lock up
    • Riot squad invested in new vehicles and SWAT teams mirroring the Mac Fields experience
    • Hospital was upgraded with a new GSW ward
    • New filters installed on the drains in 'blood alley'
    • Banks upgraded all of their windows with bullet proof glass
    • Centrelink incorporated Medicare offices to become a one stop shop
    • FACS moved to bigger premises in anticipation of greater demand
    • The toll was removed on the M4 to ease the escape
    • County Court now opens 3 days per week
    • Maccas & KFC now offer all day cholesterol infusions
    • new methodone clinic on Luxford Rd with creche
    • The guys from Fat Pizza poured in $millions to film Housos

    Mining towns purchased at peak of market, you will be down 50% and negatively geared with no foreseeable growth, cant get much worse??

    If you can turn a lemon into lemonade then you are on a winner. Hard to find these though
